Keeping Our Lakes Pristine

Hi neighbors! As we move from fall to winter please remember we still have a few trees in the community losing their leaves. So, please keep your curb gutters free of leaves and other debris. This ensures our beautiful lakes stay clean and that fresh rain water flows to them keeping them healthy and deep.

Meeting

August 29, 2017

Tyler Run Shelter House

6:30-7:30 p.m.

Present: Susan Hayes, Jeff Smith, Bill Carman,  Lyna Smith, Greg Cliffel, Ken McAleb

Absent:  Amanda Compton, Sam Kocher, Tim Tanis, Brenden Gallagher

Topics of Discussion

Budget and Assessments:   Treasurer’s Report presented along with discussion on budget surpluses.  Direction to send all billings to the P.O. Box so that payments can be made promptly.

Approvals:  None

Social:    There was discussion of some form of welcome packet that could be put together for new homeowners and provided to the title companies.  While there was general thought that it was a good idea, not clear anyone has the current time to do so.  Additional thought will be put into this matter.  We can revisit it as we get notices of home sales.  Limited discussion of Halloween party—food.  Will take back up at next meeting to see if there is an interest in putting it together.

Landscape:  Ken McAleb is still waiting on bids for work on the pillars.  There was a vote to fertilize all trees on Salisbury within our community which was unanimously approved.  Discussion of the paths and weeds.  Will see about getting them treated so as to kill the weeds.  A product called Restore4 was brought up as a solution to the staining problem on the fence line along Liberty.

Lakes:  No problems at this time.

Website:   Need to get notices up for yard waste and debris not to go into the drainage to the lake and to bring in trash cans after trash day.

Next meeting:   The next meeting will be  Oct/03/2017  at 6:30 p.m. at  Tyler Run Shelter House or TBD if inclement weather.

Annual Meeting February 27, 2017

Absent:  None

Topics of Discussion

Budget and Assessments:   Budget and 2017 proposed budget provided to all who attended addressing any questions on the income and expenses.

Approvals:  None.

Social:  Discussion with those present of priorities for the neighborhood.  Discussion of Easter Egg Hunt.  Susan will talk with former trustee Tracy Halker on whether they want to put it together for this year.  Some discussion on neighborhood block party was had with discussion of why it has not always worked in the past.  Mention of the Haloween party or fall party successes of past and will try to put that together in the upcoming year.

Landscape:  Discussion about this being the biggest expense for the association and that we are in the final year of the term with the current company.  Much praise was given for the current vendor (Hidden Creeks).

Lakes:  Amanda reported on the past years expenses with the fountain and that it would be up and running in March or April (as unit is stored over the winter with Aqua Docs).  Similar quote for treatment was received and approved.  The lakes did well this year with only a couple of complaints on algae.

Website:   Notice of meeting will be placed on the site.

New Business:  Discussion of WOW cable in the area or ideas of group discounting with some of the problems homeowners have been experiencing with Time Warner now Spectrum.  Not certain of coverage area.  Will be a matter to take up at the  next meeting. Several attendees expressed interest on serving on the board if needed.  They will be reached out to for the next meeting to check on interest.

Reminders: Our lakes are catch & release only. Also when mowing the tree lawn to please direct mower inward toward the yard and not into the street. This will help the lakes.

Hello Neighbor – September 2016

Autumn is coming. 

Leaf_me_Alone

It’s about that time of year when our trees fill up the yards and gutters with leaves. While the leaves clogging the downspouts cause their own trouble, the leaves in the street cause even more for our ponds. Leaves in the gutter can block the storm sewers and cause overflow to fill the ponds with leaves and other gunk. The county does not remove leaves left in the street so they should be mulched into the yard or bagged for removal. This allows the rains full access to the storm sewers and help keep our pond looking great. Thanks in advance for keeping Liberty Lakes beautiful!

Volunteers still needed.

Phase I’s covenant comes due for renewal Dec. 31 of this year. We are looking for residents of Phase I (the oldest section of our neighborhood) to volunteer for a committee to review the covenant for possible changes. Betsy Smith will lead the new committee which will bring any suggestions to the board. Any volunteers should contactBetsy Smith  blehsmith@yahoo.com.

Liberty Lakes Homeowners Association Minutes

August 9, 2016

Tyler Run Shelter House

6:00-6:30 p.m.

Present: Susan Hayes, Brenden Gallagher, Jeff Smith, Sam Kocher, Lyna Smith, and Bill Carman

Absent: Amanda Compton

Topics of Discussion

Budget and Assessments: Treasurer’s Report provided. There are several high billings still outstanding for the year such as landscaping, tree watering and fence power washing. We are still doing well though with the reserve met. Two homes remain unpaid and Susan Hayes will place liens. Additional costs of the lien filing will be added to their assessments.

Approvals: None.

Social: None.

Landscape: Power-washing fence was bid and went to Providence Service Group. They just recently started the clean up. There is a dead pine tree along Salisbury that will be removed by Davey Tree Services but the tree will not be replaced. Jeff Smith has trimmed the remaining trees and bushes affecting the fencing. Water bags were set and watering commenced in July. Additional discussion of lawn maintenance issues.

Lakes: Amanda Compton had indicted through e-mail that the timer on the fountain needed replaced. That has been done but the fountain continued intermittent outages. The lakes have looked pretty good considering the very hot weather.

Website: Minutes will be updated to website shortly.

New Business: Committee suggested to review the covenants that are up for renewal this year to suggest any proposed changes. Any changes would have to receive a vote of 2/3 of the property owner members.

Next meeting: The next meeting will be 9/20/2016 at 6:30 p.m. at Tyler Run Shelter.

June 16, 2016

Topics of Discussion

Budget and Assessments:   Treasurer’s Report provided. Unpaids remaining will be contacted to determine any issues. After contact liens will be voted on.

Approvals: None.

Social: Garage sale was advertised and sign boards posted. Unsure of success as participation seemed low.

Landscape: Additional discussion of the trees and bushes on some lots overtaking the fencing. Notice will be hand delivered to affected properties on June 29th. Jeff Smith has trimmed the trees on East Salisbury. Water bags will be re-set by Susan Hayes and watering will begin after July 4th weekly. Bids for fence power washing will be submitted. Some discussion of lawn maintenance issues and storage POD placement for extended times. May need to revisit the covenants to determine if necessary changes should be suggested.

Lakes: Amanda Compton will inquire further regarding the fountain.

Website: None.

New Business: None.

Next meeting:  The next meeting will be 8/9/2016 at 6:00 p.m. at Tyler Run Shelter.
